Situation
A multi-million-dollar residential property in Mississauga, Ontario underwent extensive structural modifications as part of a major renovation and expansion program. The project involved multiple concurrent interventions across the building, including roof modifications, new structural additions, installation of an elevator, and architectural enhancements requiring new canopies and supporting systems.
The scope and complexity of the work, combined with ongoing architectural revisions, required careful coordination, staged engineering decisions, and repeated refinement of structural details.
Engineering Scope
Engaged to provide structural engineering services for the project, including preparation of stamped structural drawings and ongoing technical support during construction.
The scope included design of new LVL beams and supporting systems for building additions, structural design of a new elevator shaft, steel framing and connection design for localized support conditions, and connection detailing to existing concrete foundations.
Additional services involved assessment and modification of existing roof trusses, including verification of member capacity, reinforcement of existing truss elements, and detailing of new wood-to-wood connections to accommodate extended roof geometry.
Multiple revisions to the structural drawings were issued to align with evolving architectural design and construction constraints.
Key Engineering Considerations
Integration of new structural elements within an existing residential structure
Design and detailing of steel supports and connections to concrete foundations
Structural assessment and reinforcement of existing roof trusses
Load transfer from new additions into the existing structure
Coordination with ongoing architectural design changes
Constructability and sequencing of multiple simultaneous structural modifications
Outcome
A coordinated and adaptable structural design was successfully implemented across all phases of the project. The issued drawings and ongoing engineering support enabled the contractor to address complex structural challenges efficiently while accommodating design changes throughout construction.
The project delivered a structurally sound and integrated outcome for a high-value residential property, with all modifications executed in compliance with applicable codes and design requirements.
Complex, high-value residential renovations with evolving architectural scope benefit from early and continued involvement of an experienced structural engineer in Toronto to manage load paths, constructability, and coordination through all phases of construction.
