Situation
A homeowner undertaking an interior renovation of an older residential house in Woodbridge, Ontario required structural modifications to enlarge the kitchen area. The existing structure consisted of unreinforced load-bearing concrete block walls in the basement and 2x4 wood framing at the main floor level.
The proposed renovation involved removal of one load-bearing wall and relocation of another, raising concerns regarding load transfer, adequacy of existing basement walls, and overall structural integrity of the floor system.
Engineering Scope
Engaged to provide structural engineering services for the renovation, including assessment of existing conditions and design of a new supporting system to accommodate the proposed layout changes.
The scope included design of a built-up LVL wood beam and supporting posts, reinforcement of the existing basement block wall to safely transfer loads to the footings, and evaluation and redesign of the kitchen floor framing where existing joists were found to be in poor condition.
Key Engineering Considerations
Identification and removal of existing load-bearing walls
Design of new beam and post load paths
Structural adequacy of unreinforced basement block walls
Reinforcement of masonry to support new concentrated loads
Condition and orientation of existing floor joists
Redesign of joist layout to improve structural performance
Specification of appropriate wood framing connectors and hardware
Outcome
A complete structural design was developed to support the proposed renovation, including detailed drawings specifying beams, posts, joists, and required connectors. The basement block wall was reinforced to safely transfer new loads to the existing footings, and the floor framing system was upgraded to improve overall structural integrity.
The drawings provided clear direction for construction and material selection, allowing the renovation to proceed smoothly and successfully. The project was completed as intended, meeting structural requirements and homeowner expectations.
Projects involving load-bearing wall removal and reinforcement of existing masonry highlight the importance of engaging a licensed structural engineer in Toronto to ensure safe load transfer, constructability, and permit compliance.
