Situation

A homeowner undertaking an interior renovation of an older residential house in Woodbridge, Ontario required structural modifications to enlarge the kitchen area. The existing structure consisted of unreinforced load-bearing concrete block walls in the basement and 2x4 wood framing at the main floor level.

Engineering Scope

Engaged to provide structural engineering services for the renovation, including assessment of existing conditions and design of a new supporting system to accommodate the proposed layout changes.

The scope included design of a built-up LVL wood beam and supporting posts, reinforcement of the existing basement block wall to safely transfer loads to the footings, and evaluation and redesign of the kitchen floor framing where existing joists were found to be in poor condition.
