Basement lowering and foundation underpinning works for residential renovation in downtown Toronto

Situation

A residential building in downtown Toronto underwent a major renovation involving basement lowering and the addition of new floor loads above. The existing foundation consisted of older masonry construction, with challenging soil conditions and limited working space around the perimeter of the building.

Due to varying site constraints and foundation conditions, a single solution was not feasible across the entire footprint. Different structural approaches were required to safely support the existing structure and the proposed loads.

Engineering Scope

Structural engineering services included design of basement lowering and foundation support systems tailored to the specific conditions encountered along different segments of the building.

The scope involved design of underpinning details for portions of the existing masonry foundation, design of a new retaining wall where lateral soil support was required, and design of a new foundation wall constructed in front of the existing wall where underpinning was not feasible.

Connection details were developed to ensure proper load transfer between new footings, underpinned foundation elements, and new structural walls. Regular site reviews were conducted to provide engineering support and guidance throughout construction.

For the retaining wall portion of the work, the contractor engaged a specialty retaining wall contractor who provided shop drawings and structural calculations. These submissions were reviewed to confirm compatibility with the overall structural system and design intent.

Key Engineering Considerations

  • Basement lowering within a constrained urban site

  • Underpinning of existing masonry foundation walls

  • Soil conditions affecting foundation support strategy

  • Integration of new retaining wall and new foundation wall systems

  • Load transfer from new construction into existing and new foundations

  • Connection detailing between underpinned and new structural elements

  • Sequencing and constructability during staged foundation work

Outcome

A coordinated foundation support system was successfully implemented using a combination of underpinning, retaining wall construction, and new foundation walls. The tailored design approach addressed site constraints while maintaining structural stability throughout construction.

The completed foundation system provided the required strength and integrity to support the new construction above, enabling the basement lowering and renovation work to proceed safely and successfully.

Basement lowering projects in dense urban areas often require tailored foundation strategies, reinforcing the importance of working with a licensed structural engineer in Toronto who understands soil conditions, sequencing, and load transfer in constrained sites.
